The short journey time from RMU — under 40 minutes — makes Mazarrón one of the most accessible options on the Costa Cálida.

Costa Cálida means "the warm coast" and stretches through the entire Murcia region, from Águilas in the south to San Pedro del Pinatar in the north. Mazarrón lies roughly in the middle of this stretch of coast and is considered one of the area's most attractive sections thanks to the varied coastline and sheltered coves.
It is important to understand that Mazarrón actually consists of two distinct parts with completely different characters.
Mazarrón pueblo is located 5 kilometres from the coast at an altitude of approximately 200 metres above sea level. It is a traditional Murcian town with around 12,500 inhabitants, a town hall, a daily covered market (Mercado de Abastos), churches and historic architecture dating back to the town's time as a mining centre for lead, silver and alum. Mainly Spaniards live here, and life follows a typical Spanish rhythm with siesta, late dinners and local festivals.
Prices in the pueblo are the lowest in the municipality — apartments from 50,000 euros — but you are not by the sea and the supply of international facilities is limited.
Puerto de Mazarrón is the part of the municipality that most foreign buyers are interested in. Here you find the harbour, the seafront promenade (paseo marítimo), restaurants, beaches and most of the foreign population. The community has grown strongly in recent decades and today has around 11,000 permanent inhabitants — a number that multiplies tenfold during the summer months.

Most Swedish buyers choose Puerto de Mazarrón or nearby coastal areas such as Bolnuevo and Bahía. If on the other hand you are looking for an authentic Spanish experience at the lowest possible price, and do not mind not having the beach within walking distance, Mazarrón pueblo may be worth looking at.
Tips
There is also the urbanización Camposol, which lies between the pueblo and the coast. Camposol is a large residential area with approximately 5,000 permanent inhabitants (mainly British retirees), its own golf course, two commercial centres and active community life. It is affordable but has a distinctly British character.
Mazarrón's property market is one of the most affordable along the entire Spanish Mediterranean coast. Prices have risen strongly in recent years — up 17 percent in 2025 alone — but still remain significantly below Costa Blanca and Costa del Sol.

Mazarrón has one of Europe's most favourable climates — semi-arid Mediterranean with exceptionally many sunshine hours and minimal rainfall. Mazarrón municipality has approximately 36,000 registered inhabitants, of whom roughly 37 percent are foreign citizens. The foreign population is diverse — not as dominated by a single nationality as, for example, Torrevieja (with its large Scandinavian colony).

Honestly — the Swedish presence in Mazarrón is considerably smaller than in Torrevieja or Orihuela Costa. There is no established Swedish association or Swedish church in the municipality. However, the Scandinavian group is growing, and in Puerto de Mazarrón you find Northern European residents who have specifically sought this area out to escape the large expat enclaves.
If you prioritise a strong Swedish community, Torrevieja (85 km, 1 hour's drive) is a better alternative. If on the other hand you want to live more integrated with Spanish society, at a lower price and with less tourist pressure, Mazarrón is an interesting choice.
Mazarrón's 35-kilometre coast contains around thirty beaches and coves, from wide sandy beaches with full facilities to remote rocky coves you can only reach on foot. Here are the most important ones.
Bolnuevo is Mazarrón's most iconic beach: a wide, golden sandy beach with Blue Flag certification and calm water suitable for families. What makes Bolnuevo unique is the erosion sculptures rising at the water's edge — naturally formed sandstone columns and arches known as Ciudad Encantada de Bolnuevo (Bolnuevo's Enchanted City). They were declared a natural heritage site in the Murcia region in 2007. The beach has showers, sun loungers and a beach bar.
Rihuete is Puerto de Mazarrón's main beach, located along the seafront promenade with direct access to restaurants, bars and shops. Wide sandy beach with shallow water, lifeguards during summer and all facilities. Good if you want convenience rather than wilderness.
Bahía is located in a quiet residential area south of Puerto de Mazarrón and is appreciated for its calm and shallow, crystal-clear water. Popular with families and those who want a semi-urban beach without crowds. Good for paddleboarding and windsurfing.
Percheles is for those who want nature without compromise. The beach is reached via narrow dirt roads and lies nestled beneath volcanic cliffs with dark sand and spectacularly clear water. No facilities — bring your own water and sun umbrella. The reward is one of the Murcia region's most dramatic coastal environments.
A small, sheltered cove next to a peninsula that gives the beach its name. Shallow water, good snorkelling and a sense of seclusion despite being relatively close to Puerto de Mazarrón.
Compare with Costa Blanca's beaches — Mazarrón's coast is generally less developed and has fewer visitors, but lacks the infrastructure and beach life that, for example, Torrevieja's beaches offer.
Puerto de Mazarrón's harbour is the starting point for dining options. The fish restaurants at the quay serve the day's catch — squid, dorada, tuna — and quality is high at reasonable prices. A typical dinner with wine costs 15 to 25 euros per person.

Several factors combine: the Murcia region's economy is growing by nearly 3 percent annually, tourism is steadily increasing, RMU airport has gained more international connections, and buyers priced out of Costa Blanca and Costa del Sol are moving to cheaper alternatives. The supply of land for new construction is limited by nature conservation (parts of the coastline are protected), which keeps prices up.
Forecast 2026–2027:
Forecasts point to continued growth of around 5–8 percent per year, with some moderation compared to 2024–2025. The market is still in a growth phase — not in a bubble. Price levels are low in absolute terms, and the underlying demand from Northern European buyers and Spanish incomers from major cities shows no signs of abating.
