Mazarrón – Unspoilt Coast and Affordable Living 2026

Complete guide to Mazarrón in Murcia: property prices, beaches, climate and why this hidden coastal gem is attracting more and more Swedish buyers.

17 min readSpanienfastigheter

Mazarrón is one of Spain's most affordable coastal areas with 35 kilometres of unspoilt Mediterranean coast, property prices 20 to 30 percent below Costa Blanca and over 3,000 sunshine hours per year. The municipality in the Murcia region has around 36,000 inhabitants, of whom approximately 37 percent are foreign citizens. A two-room apartment in Puerto de Mazarrón starts from 85,000 euros, and the average price per square metre is around 1,770 euros — roughly half of what you pay in popular coastal resorts such as Jávea or Altea. The climate is semi-arid with mild winters (15 to 18 degrees during the day) and low rainfall (280 millimetres per year), and the beaches have not been mass-developed in the way that large parts of Costa Blanca have been.

This guide is written for you who are considering buying property in Mazarrón. I go through what the area actually offers, what it costs, which beaches are best and what you should know — including the disadvantages.

Where is Mazarrón located?

Mazarrón is located on the Costa Cálida in the Murcia region, in south-eastern Spain. The municipality stretches from the mountainous interior down to the Mediterranean coast and borders Cartagena to the east and Lorca to the west. It is one of the largest municipalities in the Murcia region in terms of area, with a 35-kilometre coastline that includes everything from wide sandy beaches to isolated rocky coves.

Useful distances:

  • Murcia city: 60 km, approximately 50 minutes by car
  • Murcia International Airport (RMU): 42 km, 35–40 minutes
  • Alicante-Elche Airport (ALC): 130 km, approximately 1 hour 20 minutes
  • Cartagena: 25 km, 25–30 minutes
  • Torrevieja: 85 km, approximately 1 hour
  • Almería: 180 km, approximately 2 hours

From Sweden there are direct flights to Murcia (RMU) during peak season via Ryanair and Norwegian, and to Alicante (ALC) there are year-round connections from Stockholm, Gothenburg and Malmö. The short journey time from RMU — under 40 minutes — makes Mazarrón one of the most accessible options on the Costa Cálida.

Information

Costa Cálida means "the warm coast" and stretches through the entire Murcia region, from Águilas in the south to San Pedro del Pinatar in the north. Mazarrón lies roughly in the middle of this stretch of coast and is considered one of the area's most attractive sections thanks to the varied coastline and sheltered coves.

What is the difference between Mazarrón pueblo and Puerto de Mazarrón?

It is important to understand that Mazarrón actually consists of two distinct parts with completely different characters.

Mazarrón pueblo — the Spanish inland town

Mazarrón pueblo is located 5 kilometres from the coast at an altitude of approximately 200 metres above sea level. It is a traditional Murcian town with around 12,500 inhabitants, a town hall, a daily covered market (Mercado de Abastos), churches and historic architecture dating back to the town's time as a mining centre for lead, silver and alum. Mainly Spaniards live here, and life follows a typical Spanish rhythm with siesta, late dinners and local festivals.

Prices in the pueblo are the lowest in the municipality — apartments from 50,000 euros — but you are not by the sea and the supply of international facilities is limited.

Puerto de Mazarrón — the coastal community

Puerto de Mazarrón is the part of the municipality that most foreign buyers are interested in. Here you find the harbour, the seafront promenade (paseo marítimo), restaurants, beaches and most of the foreign population. The community has grown strongly in recent decades and today has around 11,000 permanent inhabitants — a number that multiplies tenfold during the summer months.

Puerto de Mazarrón offers:

  • Fishing harbour with daily fish auction
  • Seafront promenade with restaurants and bars
  • Supermarkets (Mercadona, Lidl, Aldi)
  • Health centre, pharmacy, banks
  • Primary and secondary school
  • Sports marina with diving clubs and sailing associations

Where should you focus as a buyer?

Most Swedish buyers choose Puerto de Mazarrón or nearby coastal areas such as Bolnuevo and Bahía. If on the other hand you are looking for an authentic Spanish experience at the lowest possible price, and do not mind not having the beach within walking distance, Mazarrón pueblo may be worth looking at.

Tips

There is also the urbanización Camposol, which lies between the pueblo and the coast. Camposol is a large residential area with approximately 5,000 permanent inhabitants (mainly British retirees), its own golf course, two commercial centres and active community life. It is affordable but has a distinctly British character.

What does it cost to buy property in Mazarrón?

What is the climate like in Mazarrón?

Mazarrón has one of Europe's most favourable climates — semi-arid Mediterranean with exceptionally many sunshine hours and minimal rainfall. The coastline is sheltered by mountain ranges to the north and west, creating a microclimate that keeps temperatures more even and protects against cold northerly winds.

Temperatures through the year:

  • Winter (December–February): 15–18 degrees during the day, 6–9 degrees at night. Most days are sunny. Frost is practically never experienced at the coast.
  • Spring (March–May): 20–25 degrees. Pleasant period with low rainfall and rising water temperature.
  • Summer (June–August): 30–33 degrees during the day, 22–24 degrees at night. Dry. Occasional heatwaves can reach 38 degrees.
  • Autumn (September–November): 24–28 degrees in September, falling to 17–19 degrees in November. Sea bathing is possible until mid-October.

Key figures:

  • Sunshine hours per year: over 3,000 (approximately 8.2 hours of sun per day on average)
  • Annual rainfall: 280 mm (one of Spain's lowest)
  • Rain days per year: 30–40 days, mainly concentrated in October–November
  • Sea temperature: 14°C in February to 27°C in August
  • Average annual temperature: 17.7°C

Compared to Costa Blanca (Torrevieja area), Mazarrón has marginally warmer winters and slightly lower humidity. The difference is not dramatic, but the combination of warmth, dryness and sheltered coastline makes the climate noticeably pleasant — particularly during the winter half of the year.

Who lives in Mazarrón?

Mazarrón municipality has approximately 36,000 registered inhabitants, of whom roughly 37 percent are foreign citizens. The foreign population is diverse — not as dominated by a single nationality as, for example, Torrevieja (with its large Scandinavian colony).

Population composition (estimate):

  • Spaniards: 63 percent
  • British: 10–12 percent (largest foreign group, concentrated in Camposol and Puerto de Mazarrón)
  • North Africans (Morocco etc.): 8–10 percent (many in the agricultural sector)
  • Other EU citizens (Germans, Dutch, Belgians, French): 8–10 percent
  • Scandinavians: 2–3 percent (a small but growing group)
  • Latin Americans and others: 5–7 percent

Is there a Swedish community?

Honestly — the Swedish presence in Mazarrón is considerably smaller than in Torrevieja or Orihuela Costa. There is no established Swedish association or Swedish church in the municipality. However, the Scandinavian group is growing, and in Puerto de Mazarrón you find Northern European residents who have specifically sought this area out to escape the large expat enclaves.

If you prioritise a strong Swedish community, Torrevieja (85 km, 1 hour's drive) is a better alternative. If on the other hand you want to live more integrated with Spanish society, at a lower price and with less tourist pressure, Mazarrón is an interesting choice.

What are the best beaches in Mazarrón?

Mazarrón's 35-kilometre coast contains around thirty beaches and coves, from wide sandy beaches with full facilities to remote rocky coves you can only reach on foot. Here are the most important ones.

Bolnuevo — sandy beach with sculpted cliffs

Bolnuevo is Mazarrón's most iconic beach: a wide, golden sandy beach with Blue Flag certification and calm water suitable for families. What makes Bolnuevo unique is the erosion sculptures rising at the water's edge — naturally formed sandstone columns and arches known as Ciudad Encantada de Bolnuevo (Bolnuevo's Enchanted City). They were declared a natural heritage site in the Murcia region in 2007. The beach has showers, sun loungers and a beach bar.

Playa del Rihuete — the central town beach

Rihuete is Puerto de Mazarrón's main beach, located along the seafront promenade with direct access to restaurants, bars and shops. Wide sandy beach with shallow water, lifeguards during summer and all facilities. Good if you want convenience rather than wilderness.

Playa de Bahía

Bahía is located in a quiet residential area south of Puerto de Mazarrón and is appreciated for its calm and shallow, crystal-clear water. Popular with families and those who want a semi-urban beach without crowds. Good for paddleboarding and windsurfing.

Playa de Percheles — wild and unspoilt

Percheles is for those who want nature without compromise. The beach is reached via narrow dirt roads and lies nestled beneath volcanic cliffs with dark sand and spectacularly clear water. No facilities — bring your own water and sun umbrella. The reward is one of the Murcia region's most dramatic coastal environments.

Playa de la Isla

A small, sheltered cove next to a peninsula that gives the beach its name. Shallow water, good snorkelling and a sense of seclusion despite being relatively close to Puerto de Mazarrón.

Compare with Costa Blanca's beaches — Mazarrón's coast is generally less developed and has fewer visitors, but lacks the infrastructure and beach life that, for example, Torrevieja's beaches offer.

What is there to do in Mazarrón?

Food and restaurants

Puerto de Mazarrón's harbour is the starting point for dining options. The fish restaurants at the quay serve the day's catch — squid, dorada, tuna — and quality is high at reasonable prices. A typical dinner with wine costs 15 to 25 euros per person.

Recommended places:

  • Nueva Bodeguita at the harbour — squid and oven-baked fish
  • Sal y Almagre in the Alamillo area — modern Spanish dishes with sea views
  • Fizz Gastro & Bar — tapas and more creative cooking

Markets

  • Mazarrón pueblo covered market: Daily indoor market with fresh fruit, vegetables, meat and fish
  • Puerto de Mazarrón Saturday market: Street market with clothes, crafts and local products
  • Camposol Thursday market: Weekly market at the urbanización
  • Fish auction in the harbour: Every afternoon when the fishing boats come in — a unique experience

Diving and water sports

Mazarrón's clear water and rocky coastline make it one of the Murcia region's best diving areas. Several diving clubs in Puerto de Mazarrón offer courses and guided dives. Snorkelling is excellent at Percheles and Playa de la Isla. Kayaking, paddleboarding and sailing are also available.

Culture and history

  • Factoría Romana de Salazones: Roman salting factory museum from the 3rd–4th century
  • Centro de Interpretación del Barco Fenicio: Museum around a Phoenician shipwreck found off the coast
  • Mazarrón pueblo: Historic town centre with mining history and Arab architecture
  • Ciudad Encantada de Bolnuevo: Natural sandstone formations — a must-visit

Golf

Within Mazarrón municipality there is Camposol Golf (18 holes), and within reasonable driving distance you reach several additional courses:

  • Camposol Golf: 18 holes, 10 minutes from Puerto de Mazarrón
  • Lorca Golf Resort: 18 holes, 40 minutes
  • La Manga Club: 3 x 18 holes, 45 minutes — one of Europe's most well-known golf resorts

What does the property market look like in 2026?

Mazarrón's property market is one of Spain's most dynamic right now. The municipality has gone from being a relatively unknown coastal resort to appearing on international buyers' radar, and that shows in the price statistics.

Current trends:

  • Annual price increase: 12–17 percent (2025) — among the highest in Spain
  • Rental yield: 7–11 percent gross — attractive for investors
  • Foreign buyers: Estimated to account for 40–45 percent of transactions
  • New builds: Over 200 new projects underway in coastal municipalities like Mazarrón within the Murcia region
  • Time on market: 4–7 months on average

What is driving growth?

Several factors combine: the Murcia region's economy is growing by nearly 3 percent annually, tourism is steadily increasing, RMU airport has gained more international connections, and buyers priced out of Costa Blanca and Costa del Sol are moving to cheaper alternatives. The supply of land for new construction is limited by nature conservation (parts of the coastline are protected), which keeps prices up.

Forecast 2026–2027:

Forecasts point to continued growth of around 5–8 percent per year, with some moderation compared to 2024–2025. The market is still in a growth phase — not in a bubble. Price levels are low in absolute terms, and the underlying demand from Northern European buyers and Spanish incomers from major cities shows no signs of abating.

Advantages and disadvantages of Mazarrón — honestly

Advantages:

  • Among Spain's lowest property prices at the coast (20–30 percent below Costa Blanca)
  • 35 kilometres of unspoilt coast with varied beaches
  • Over 3,000 sunshine hours per year and extremely low rainfall
  • Less tourist-developed and more authentically Spanish than Costa Blanca
  • Short distance to Murcia airport (RMU) — under 40 minutes
  • Strong price development — good potential for capital appreciation
  • Good diving and water sports
  • Lower cost of living than the Costa Blanca average

Disadvantages:

  • Small Scandinavian community. You will not find Swedish associations, a Swedish church or Swedish food shops in Mazarrón. The nearest larger Swedish colony is in Torrevieja, 85 km away.
  • A car is absolutely essential. Public transport is virtually non-existent between the beaches and town centres. Without a car it simply does not work.
  • Summer heat. 30–33 degrees as standard, sometimes over 38. Air conditioning is necessary and costs money (count on 100–140 euros per month in electricity during summer).
  • Limited healthcare. There are health centres in Puerto de Mazarrón and Mazarrón pueblo, but the nearest hospital is in Cartagena (25 km) or Murcia (60 km). No healthcare in Swedish.
  • Infrastructure still developing. Compared to established resorts like Torrevieja, Mazarrón lacks some services and shopping options. Major purchases require a drive to Cartagena or Murcia.
  • Tourist pressure increasing. The rapid price development and increased tourism are changing the area — what you are looking for today may look different in five years.
  • The water issue. The Murcia region has chronic water shortages. Water rationing can occur during dry periods.
  • The language. Less English is spoken here than on Costa Blanca. Basic Spanish makes everyday life significantly easier.

How does Mazarrón differ from Costa Blanca?

The most common question from Swedish buyers: why choose Mazarrón over Orihuela Costa or Torrevieja?

Mazarrón vs. Torrevieja: Torrevieja has 83,000 inhabitants, a large Scandinavian community, a hospital and a lively seafront promenade. Mazarrón offers 15–20 percent lower prices per sqm and a more beautiful coastline, but significantly fewer international facilities.

Mazarrón vs. Orihuela Costa: Orihuela Costa is tourist-developed and well-equipped with large shopping centres. Prices per sqm are 35–40 percent higher. Choose Orihuela Costa for convenience, Mazarrón for price and authenticity.

| Factor | Mazarrón | Torrevieja | Orihuela Costa | |--------|----------|------------|----------------| | Price per sqm | 1,770 € | 2,100 € | 2,400 € | | Airport | RMU 42 km | ALC 45 km | ALC 50 km | | Scandinavian community | Small | Large | Medium | | Beaches | Unspoilt, varied | Urban, well-maintained | Tourist-oriented | | Healthcare | Health centre | Hospital | Hospital (Torrevieja) | | Public transport | Very limited | Bus network | Limited |
