Spanienfastigheter.se is a platform that connects Scandinavian buyers with properties in Spain. We act as real estate agents and help you through the entire purchase process — from search to completion.

The website shows properties from our own portfolio as well as from partner agencies. We strive to ensure all information is accurate, but cannot guarantee that prices, availability or property details are always updated in real time.

2. User Account

Some features require you to create an account via our authentication service (Clerk). You are responsible for:

• Providing accurate information during registration.

• Keeping your login credentials secure.

• Notifying us immediately of any unauthorised access to your account.

We reserve the right to terminate accounts that are misused or violate these terms.

3. Property Brokerage

Spanienfastigheter.se acts as an intermediary between buyers and sellers. We are not a party to the purchase agreement between you and the seller.

• Property descriptions, images and prices are based on information from sellers and partner agencies. We do our best to verify the information but cannot guarantee it is always accurate.

• Prices on the website may be approximate and are subject to change without notice.

• A viewing trip or inquiry does not constitute a purchase commitment.

We always recommend engaging an independent Spanish lawyer (abogado) for legal advice when purchasing property.

4. Intellectual Property

All content on the website — including text, images, logos, design and source code — belongs to Spanienfastigheter.se or our licensors and is protected by copyright and other intellectual property rights.

You may not copy, distribute, modify or otherwise use the content without our written consent, except for personal, non-commercial use.

5. Limitation of Liability

Spanienfastigheter.se is not liable for:

• Inaccuracies or deficiencies in property listings, including incorrect prices, areas or descriptions.

• Interruptions to website availability due to technical issues, maintenance or circumstances beyond our control.

• Losses or damages resulting from decisions made based on information on the website.

• Availability or functionality of third-party services (e.g., map displays, payment systems).

Our total liability is in all cases limited to the amount you have paid us for our services.

6. User Obligations

• Not attempt to circumvent the website's security systems.

7. Viewing Trips

We offer organised viewing trips to Spain. Please note that:

• Viewing trips are booked subject to availability.

• We arrange viewings but cannot guarantee that specific properties will be available at the time of the viewing.

• Travel and accommodation costs are borne by the client unless otherwise agreed.

• Cancellations should be made at least 48 hours before the agreed time.

8. Personal Data

9. Changes to the Terms
