La Zenia is one of the most sought-after residential areas on the entire southern Costa Blanca — and there are concrete reasons for that. The area combines one of Orihuela Costa's best Blue Flag beaches with Spain's largest outdoor shopping centre (La Zenia Boulevard, 150+ shops), a Mediterranean climate with over 300 sunny days per year and property prices that still start from around €150,000 for a two-bedroom apartment. Just over a third of residents in Orihuela Costa are foreign nationals, and among them there is an established Scandinavian community with Swedish associations, a Scandinavian school and services in several languages.

La Zenia belongs to the municipality of Orihuela and forms part of the coastal strip of Orihuela Costa in Alicante province. The area is approximately 55 km south of Alicante-Elche Airport (40–50 minutes by car via AP-7) and 5 km south of Torrevieja town centre.
La Zenia is located on the southern part of the Costa Blanca, in Alicante province in south-eastern Spain. More specifically it is part of Orihuela Costa — the coastal strip belonging to the historic inland town of Orihuela but which in practice leads its own life along the Mediterranean.
The geography is straightforward. To the north La Zenia borders Playa Flamenca, to the south Cabo Roig. Torrevieja town centre is approximately 5 km to the north, and the inland golf courses (Villamartín, Las Ramblas, Campoamor) are reached within 10–15 minutes by car. The whole area is flat and easy to navigate — perfect for cyclists and walkers.
What makes La Zenia unique compared to its neighbouring areas is the combination of three things: a genuinely fine beach, a complete shopping centre and a dense, lively atmosphere year-round. Most coastal areas have one or two of these — La Zenia has all three.
La Zenia Boulevard is not just a shopping centre — it is a social meeting place and in practice La Zenia's living room. With its 161,000 square metres and over 150 shops, restaurants and leisure venues, it is one of the largest outdoor shopping centres in all of Spain.
The range is broad and covers everything from budget to mid-range. You find Primark, Zara, H&M, C&A, Massimo Dutti and Lefties for clothing. Decathlon for sport. Media Markt for electronics. Leroy Merlin for home and garden. Alcampo (large supermarket) for grocery shopping. Norauto if the car needs servicing. There are also pharmacies, opticians, banks and phone shops — practically everything you need under one roof.
The upper floor offers around a dozen restaurants with everything from Spanish tapas to international cuisine. Lizarrán and 100 Montaditos serve classic Spanish tapas, La Tagliatella and Ché! Ristorante Italiano offer Italian, Foster's Hollywood American grill, and Taco Bell and Carl's Jr. fast food. There are also cinemas, a bowling alley and children's playgrounds.
The Boulevard is just 200 metres from La Zenia beach, making it easy to combine a day at the beach with shopping. Free parking is available in an underground garage with space for thousands of cars. Opening hours are generally Monday–Saturday 10:00–22:00, with restaurants staying open later. Sundays have limited opening hours outside high season.
Tips
Tip: Visit the Boulevard on weekday mornings to avoid crowds. During high season (July–August) and Saturdays the car park can be full by lunchtime. The Alcampo supermarket on the basement level is often cheaper than the smaller supermarkets in the surrounding residential areas.
Playa La Zenia, officially called Cala Bosque, is one of Orihuela Costa's most popular beaches — and it holds Blue Flag certification. The beach is approximately 350 metres long and 60 metres wide, with fine sand and turquoise water characteristic of the southern Costa Blanca coast.
Unlike the long, straight sandy beaches further north, La Zenia's beach has a natural cove character with rocks on either side that provide wind protection and create a more intimate feel. The water is relatively shallow near the shoreline, making it safe for families with children.
The beach is fully accessible with ramps, widened wooden walkways for wheelchairs and an amphibious bathing chair. There are lifeguards during the bathing season (June–September), showers, toilets and a chiringuito (beach bar) serving everything from sangria and cocktails to burgers, pizza and ice cream.
A fine seafront promenade (paseo marítimo) runs along the coast connecting La Zenia with Cabo Roig's Cala Capitán to the south. It is a popular route for jogging, evening walks and cycling with sea views the whole way. The promenade is lined with benches, viewpoints and lighting that make it usable even after dark.
Property prices in La Zenia are slightly higher than in the neighbouring area of Playa Flamenca, but still considerably lower than on the northern Costa Blanca or the Costa del Sol. Proximity to the Boulevard and the beach pushes prices up compared to more remote parts of Orihuela Costa.

The average price per square metre in Orihuela Costa is around €2,800–3,200/sqm, but for beachfront locations in La Zenia the price can rise to €3,500/sqm or more. Price growth in Alicante province showed an increase of around 8–10 percent during 2024–2025, and forecasts point to continued rises albeit at a more moderate pace.
Foreign buyers account for almost 46 percent of all property transactions in Alicante province — a figure that shows just how international the market really is.

Budget for additional costs. On top of the purchase price there is an additional 10–14 percent in taxes and fees: transfer tax (ITP) 8–10%, notary fee 0.5–1%, land registry 0.3–0.5% and legal advice 1–1.5%. For new-builds 10% VAT (IVA) applies instead of ITP.
La Zenia has excellent rental potential thanks to the proximity of the Boulevard and the beach — two things that holiday tenants value highly. Occupancy rates in the region during high season are around 77–78 percent. A two-bedroom apartment with a pool and a good location can generate €8,000–14,000 per year in rental income, depending on standard, location and marketing.
Note that you need a tourist licence (licencia turística) from the Generalitat Valenciana to rent out short-term legally. The application process normally takes 1–3 months.

La Zenia has a typical Mediterranean climate with a semi-arid character — which in practice means an extraordinary amount of sunshine, very little rain and mild winters. The area registers an average of over 2,800 sunshine hours per year, and the annual mean temperature is 19.3°C.

The warmest month is August with an average temperature of around 27°C and peaks around 35°C. The coldest month is January with an average of 11°C — but it is still terrace weather in sunshine with a thin jacket. Annual rainfall is just 250–300 mm (compared to Stockholm's 550 mm), and most rainy days fall in October–November as short, intense showers rather than all-day rain.
The sea reaches its peak temperature in August at 25°C and is swimmable from May to October for most people. Hardy Scandinavians often swim year-round.
La Zenia is a genuine international melting pot. Residents from more than 100 different nationalities live side by side, and the foreign population is actually larger than the Spanish one. It is not a tourist resort that goes to sleep in winter — a large proportion of the population lives here permanently.
The largest group of foreign residents is British, followed by Scandinavians (Swedes, Norwegians, Danes and Finns), Germans, Dutch and Belgians. Over the past decade more and more younger families and remote workers have found their way to the area, broadening the population profile from the traditional retirement community.
The Swedish community in Orihuela Costa is not as large as, for example, in Alfaz del Pi on the northern coast, but it is definitely present. Swedish associations, informal coffee groups and the Scandinavian school in the surrounding area mean you never feel entirely cut off from your home culture. Several restaurants in the area have Scandinavian-speaking staff, and there are Swedish dentists and doctors in nearby Torrevieja.
English functions as the common language in almost all everyday situations — from the bank to the restaurant to the health centre. Spanish is a bonus that definitely enriches daily life, but it is not a requirement for getting by.
La Zenia's restaurant scene reflects the area's international character. Within walking distance you find everything from authentic Spanish tapas to Indian curry, British pub food and Scandinavian home cooking.
Spanish and local: La Braseria in La Fuente commercial centre serves traditional Spanish food with fish from the Bay of Biscay and Iberian meat. Restaurante La Mirada offers beachside dining with sea views, paella and fresh fish. Along the seafront promenade you find chiringuitos serving simpler dishes with your feet in the sand.
International: Madras Cafe offers Indian food. In the Boulevard there is Italian, Argentine and American. The smaller streets around Centro Comercial La Fuente have a wide range of international cuisines — everything from Chinese to Scandinavian.
Tapas: In addition to the restaurants in the Boulevard (Lizarrán, 100 Montaditos) there are local tapas bars in the residential areas where a tapa with a beer costs €2–3 — the authentic Spain experience that tourist restaurants rarely deliver.
Nightlife in La Zenia is relaxed rather than wild. Think sunny terraces with gin and tonic, not clubs with DJs.
Paddy's Point is an institution — an Irish pub in the centre of La Zenia that draws international crowds night after night. Gogarty's Irish Bar offers live sport, quiz evenings and a serious whiskey selection. CC's Bar and The Gap Cocktail Lounge cater for those who prefer handcrafted cocktails in a slightly more sophisticated environment with live music.
For those seeking more of a buzz there are options in Torrevieja town centre (10 min by car) or in La Zenia Boulevard's restaurant complex which stays lively well into the evening during the summer months.
No guide is complete without an honest assessment. La Zenia does not suit everyone, and it would be dishonest to pretend otherwise.
Three neighbouring areas, three different characters. The choice depends on what you prioritise.
Playa Flamenca is directly north of La Zenia and is the more affordable option. Two-bedroom apartments start from around €140,000 compared to La Zenia's €150,000+. Playa Flamenca has beautiful rocky coves (Cala Estacas, Cala Mosca) instead of La Zenia's sandy beach, a popular Saturday market and a slightly quieter atmosphere. The downside is that the Boulevard is not within walking distance — but it is just a 5-minute drive.
Choose Playa Flamenca if: You want to maximise square metres per euro, prefer rocky coves over a sandy beach and do not need the Boulevard on your doorstep.
Choose La Zenia if: You want everything together — beach, shopping and restaurants — within walking distance and accept a slightly higher price for the convenience.
Cabo Roig to the south of La Zenia is the more upmarket option. Here you find finer villas, a picturesque marina, the famous Cabo Roig market (Wednesday and Saturday) and a calmer, more "Spanish" feel. Prices are generally 10–20 percent higher, particularly for beachfront villas and townhouses.
Choose Cabo Roig if: You are looking for a quieter, more upmarket atmosphere with a marina and fine restaurants and have a higher budget.
Choose La Zenia if: You prioritise shopping, services and a wide restaurant offering within walking distance and want more value per square metre.

Visit during low season first — January–February gives the most honest picture of everyday life. If you enjoy it when it is 15°C and a quieter pace, you will definitely enjoy it in summer too.
Check community fees — Many properties in La Zenia are part of urbanisations with shared pools, gardens and security. Fees vary from €50 to €300 per month and significantly affect your total running costs.
Beachfront vs inland — Properties within 500 metres of the beach cost 15–25 percent more but also have better rental potential. If you are primarily buying for personal use and have a car, you can save considerably by choosing a property further back.
Hire independent legal advice — A lawyer (abogado) who does not represent the seller costs €1,000–1,500 but protects you from pitfalls such as charges on the property, unpaid debts or planning irregularities. It is the best investment you make.
Think about rental from the start — If you plan short-term rentals, choose a property with a pool, terrace and proximity to the beach/Boulevard. These are the features that generate the highest occupancy. Also check that the urbanisation's bylaws permit short-term rentals.
