Alfaz del Pi and Albir are the same municipality but have completely different characters. Alfaz pueblo is a quiet Spanish village with a town square and tapas bars. Albir is the international coastal part with a promenade, restaurants, and the highest concentration of Scandinavians. Most foreign property buyers gravitate towards Albir.

What does it cost to buy property?

Prices in Alfaz del Pi are higher than in southern Costa Blanca. An apartment that costs 120,000 euros in Torrevieja costs 180,000 or more here. What does Albir — the coastal part — offer?

Most foreign residents live in Albir, not up in Alfaz pueblo. And it shows. Unlike many Costa Blanca towns, Albir has been built with a maximum height of five storeys, wide streets, and actual space between the buildings. It is a marked contrast to Benidorm, 10 minutes away.

Albir beach (Playa del Albir): The beach is approximately 550 metres long with a mix of white sand and pebbles. The water is clean and the beach has blue flag status. The Serra Gelada nature park rises in the background with cliffs up to 300 metres high, giving the beach a character entirely absent along the flatter southern coast.

Paseo de las Estrellas: Albir's promenade is called "the walk of stars" and was inspired by the Hollywood Walk of Fame. Along the promenade are stones dedicated to Spanish film stars, linking up with Albir's annual film festival in July. The promenade is lined with restaurants, cafés, and bars.

Lighthouse and hiking trails: The most popular walk in the area leads to Albir lighthouse (Faro de l'Albir) through the Serra Gelada nature park. The path is 5.4 kilometres return, paved, and manageable even for inexperienced walkers. From the lighthouse you can see out over the Mediterranean and down towards Benidorm's skyline. On clear days Ibiza is visible.

Restaurants: The restaurant offering in Albir is broader than you would expect. Scandinavian restaurants, Spanish tapas places, Italian, and Asian. A dinner costs 15 to 30 euros per person. Sunday brunch on the promenade is an institution among residents, and a good opportunity to talk to people who already live here if you are visiting.

What is the climate like in Alfaz del Pi?

Alfaz del Pi has a semi-arid Mediterranean climate with warm summers and mild winters. The Serra Gelada and Sierra Bernia mountains act as windbreaks against cold northerly winds, creating a microclimate milder than the latitude would otherwise allow.

  • Winter (December–February): 15–18 degrees during the day, 6–9 degrees at night. The sun shines most days.
  • Spring (March–May): 20–25 degrees. Pleasant period with little rain.
  • Summer (June–August): 28–32 degrees during the day, 20–23 degrees at night. Sea breeze from the Mediterranean makes the heat more bearable than inland.
  • Autumn (September–November): 22–28 degrees in September, falling to 16–18 degrees in November. October is the rainiest month.

Healthcare is the reason many Scandinavians specifically choose Alfaz del Pi. There are things here you will not find in any other town in Spain.

Scandinavian International Clinics (Albir): The clinic in Albir offers general medical care in Norwegian, Swedish, Danish, English, and German. Drop-in surgery Monday to Friday from 9–15. Through collaboration with Sandefjord Helsepark in Norway, the clinic has access to the Norwegian medical record system and can communicate directly with your GP in Norway.

Public healthcare:

  • Centro de Salud Alfaz del Pi: Local health centre with a general practitioner. Requires SIP card (Spanish health insurance card).
  • Hospital Marina Baixa (Villajoyosa): Public hospital approximately 10 kilometres away with emergency department.
  • Hospital Clínica Benidorm: Private hospital 8 kilometres away with multilingual staff.

Norwegian care homes: Alfaz del Pi has two care homes operated with support from Norwegian authorities. This is unique in Spain and means that elderly Norwegians can receive care in their mother tongue.

Pharmacies and dental care: Several pharmacies in both Alfaz pueblo and Albir. Scandinavian-speaking dentists are available in Albir.

Alicante with its university hospital Hospital General is 52 kilometres away and offers specialist care for more complex cases.

What is there to do in Alfaz del Pi?

Nature and outdoor activities

Serra Gelada nature park covers over 5,000 hectares of protected coastline with cliffs and hiking trails. That is what draws people here who do not just want to lie by a pool. In addition to the lighthouse walk there are longer trails up the mountain.

  • Hiking: Serra Gelada, Sierra Bernia (1,129 metres), and Puig Campana (1,406 metres) within a short drive
  • Cycling: Popular among Scandinavians. Many professional cyclists train in the mountains around Alfaz
  • Golf: Alfaz del Pi Golf Club with driving range. More courses within 15–20 minutes' drive
  • Padel and tennis: Several halls and courts in Alfaz and nearby La Nucía
  • Water sports: Stand-up paddleboarding, kayaking, and snorkelling at Albir beach

Culture and events

  • Villa Romana de l'Albir: Open-air museum with remains of a Roman villa and one of Spain's best-preserved Roman baths

Shopping and everyday life

Albir has sufficient services for daily needs: Mercadona, smaller grocery stores, Scandinavian specialty shops, banks, pharmacies, and a post office. For larger shopping you drive 10 minutes to Benidorm or La Nucía, where La Marina Shopping Center and large supermarkets are located.

Advantages:

  • Healthcare in Norwegian and Swedish through Scandinavian International Clinics
  • Serra Gelada nature park and the mountains of Sierra Bernia and Puig Campana nearby
  • Albir has a maximum height of five storeys. No concrete monsters
  • Greener landscape than southern Costa Blanca. Mountains clothed in pine forest, not dry scrubland
  • Over 90 nationalities in a municipality of 21,700 inhabitants
  • Good connections to Alicante airport (direct flights from Scandinavia)
  • Mild winter climate with 15–18 degrees during the day

Disadvantages:

  • Higher prices. Property prices are 30–50 percent higher than in Torrevieja or Orihuela Costa. An apartment that costs 180,000 euros in Albir can be found for 120,000 in Torrevieja.
  • Norwegian-dominated. The community is predominantly Norwegian. Swedes are present but in the minority. If you want a Swedish enclave there are better alternatives to the south.
  • Albir beach is small. 550 metres with pebbles — not the wide sandy beach many expect. Benidorm's Poniente beach (10 minutes away) is a better option for those who want a sandy beach.
  • The summer season is intense. Albir and Benidorm attract tourists in July–August. Traffic increases and restaurants fill up.
  • A car is needed. Public transport is limited. The TRAM train runs through Alfaz and connects to Benidorm and Alicante, but for daily flexibility you need your own car.
  • Limited nightlife. Alfaz and Albir are quiet in the evenings. If you want nightlife you go to Benidorm (10 minutes).
  • Rainier than the south. 480 mm annual rainfall compared with 280 mm in Torrevieja. It is still dry, but you notice the difference.

Alfaz del Pi vs. Altea: Altea is the artists' town with a whitewashed old town, cobblestone alleys, and a stronger Spanish-bohemian character. Prices are 15–25 percent higher, especially in Altea Hills. Altea suits those who prioritise charm and architecture over Scandinavian infrastructure.

Alfaz del Pi vs. La Nucía: La Nucía is 4 kilometres inland and is cheaper. The municipality has invested in sports facilities and attracts Dutch, Belgian, and British buyers. The downside is that you lose proximity to the beach and the Scandinavian community.

Alfaz del Pi vs. Benidorm: Benidorm has high-rises, nightlife, and an offering that Alfaz can never match. Apartment prices are similar but the character is the opposite. If you like things happening all the time and are not bothered by tourism, Benidorm is better. If you want peace and nature, Alfaz.

Alfaz del Pi vs. Torrevieja (southern Costa Blanca): Torrevieja has the largest Swedish community on the Costa Blanca and substantially lower prices. A two-bedroom apartment costs 120,000 to 180,000 euros in Torrevieja, versus 180,000 to 375,000 in Alfaz. The landscape is flatter and drier. Torrevieja is the right choice if you prioritise low prices and want to live among Swedes. Alfaz del Pi is the right choice if you want mountains, greenery, and the Norwegian-Scandinavian infrastructure.
