Ciudad Quesada – Complete guide for Swedish buyers 2026

Ciudad Quesada: property prices, climate, Scandinavian community, golf and tips for those looking to buy near Torrevieja — guide for Swedish buyers 2026.

15 min readSpanienfastigheter

Ciudad Quesada is one of the most popular inland areas on the Costa Blanca for Scandinavian pensioners and property buyers, and there are good reasons for that. The community is located in the municipality of Rojales, 13 kilometres from Torrevieja and 67 kilometres from Alicante airport, on a plateau that provides cooler summer evenings than the coast. Around 70 percent of registered residents are foreign nationals, and the Scandinavian community accounts for 12 to 15 percent of the population. Property prices are 20 to 30 percent lower than in coastal areas such as Torrevieja and Orihuela Costa, with apartments from around 100,000 euros and villas from 250,000 euros. The climate offers more than 2,900 hours of sunshine per year and winters with 16 to 19 degrees during the day.

This guide is written for those considering buying property in Ciudad Quesada. I cover prices, climate, lifestyle, advantages and disadvantages — without sugarcoating.

Where is Ciudad Quesada?

Ciudad Quesada is located in the Vega Baja region in southern Alicante province, in the Valencia region. The community is built on a gentle plateau (approximately 45 metres above sea level) belonging to the municipality of Rojales. Below lies the fertile valley of the Segura river, and it is this elevated position that gives Ciudad Quesada its character — panoramic views over the valley and a cooler evening breeze than down on the coast.

Distances worth knowing:

  • Torrevieja centre: 13 km, 15–20 minutes by car
  • Alicante-Elche airport (ALC): 67 km, approximately 55–60 minutes via AP-7/A-7
  • Murcia International Airport (RMU): 78 km, approximately 65–70 minutes
  • Guardamar del Segura (beach): 12 km, approximately 15 minutes
  • Rojales centre: 2 km, 5 minutes
  • Orihuela city: 23 km, 25 minutes

From Sweden there are direct flights to Alicante from Stockholm, Gothenburg and Malmö during high season, and year-round connections via SAS, Norwegian and Ryanair. That makes Ciudad Quesada one of the more easily accessible inland areas for Swedish buyers.

Information

Ciudad Quesada is technically an urbanización (planned residential community) belonging to the municipality of Rojales. You will sometimes find it listed under "Rojales" in official statistics. Despite that, Quesada has its own distinct identity with its own shops, restaurants and active community life.

How much does it cost to buy property in Ciudad Quesada?

The property market in Ciudad Quesada is one of the main reasons the area attracts so many buyers. Prices are noticeably lower than on the coast, without sacrificing quality or services.

Current price data (2025/2026):

  • Apartments (1–2 bedrooms, 45–75 sqm): 100,000 – 250,000 euros
  • Townhouses (2–3 bedrooms, 75–110 sqm): 165,000 – 350,000 euros
  • Detached villas (3–4 bedrooms, 110–200 sqm): 250,000 – 550,000 euros
  • Average price per sqm: 2,200 – 3,500 euros for apartments

An important difference compared to coastal areas: in Ciudad Quesada you get significantly more floor space for your money. A villa with a private pool that costs 350,000 euros in Quesada would cost 450,000 to 550,000 euros in Orihuela Costa or central Torrevieja.

Obs!

Always budget for 10–14 percent in additional costs on top of the purchase price. This includes transfer tax (ITP, 10 percent in the Valencia region), notary fees, property registration and solicitor fees.

What is the climate like in Ciudad Quesada?

Ciudad Quesada shares the Torrevieja region's excellent climate — a semi-arid Mediterranean climate that the WHO has recommended as one of the world's best for people with joint problems and rheumatism. However, the inland position gives some subtle differences compared to the coast.

Temperatures throughout the year:

  • Winter (December–February): 16–19 degrees during the day, 7–10 degrees at night. The sun shines most days. Frost is extremely rare.
  • Spring (March–May): 22–26 degrees. Perhaps the most pleasant time of year. Low rainfall.
  • Summer (June–August): 32–35 degrees during the day, 22–25 degrees at night. Drier than the coast, with occasional heatwaves reaching 38 degrees.
  • Autumn (September–November): 25–30 degrees in September, falling to 18–20 degrees in November. September–October is still bathing season on the coast.

Key statistics:

  • Hours of sunshine per year: over 2,900 (approximately 8 hours of sunshine per day on average)
  • Annual rainfall: 250–320 mm (one of Europe's driest regions)
  • Rainy days per year: 35–45 days, concentrated in autumn
  • Humidity: Approximately 65 percent on average — lower than directly on the coast

An advantage of Ciudad Quesada's higher position is that summer evenings are somewhat cooler than down on the beach. The plateau at 45 metres provides a natural breeze that makes the hottest months more manageable.

Tips

The best time to visit (and inspect properties) is March to May or September to October. You avoid the summer heat and can experience the area under more normal conditions.

Who lives in Ciudad Quesada?

Ciudad Quesada is a distinctly international community. Around 68 to 72 percent of registered residents are foreign nationals, making it one of the most international areas in the entire Alicante province.

Population composition (estimate):

  • British: 25–28 percent (largest group, but declining since Brexit)
  • Scandinavians total: 12–15 percent
  • Swedes: 5–6 percent
  • Norwegians: 3–4 percent
  • Danes: 2–2.5 percent
  • Germans: 8–10 percent
  • Dutch: 5–6 percent
  • Belgians and other EU: 10–12 percent
  • Spanish: 28–32 percent (many relocated from other parts of Spain)

Age distribution:

  • Over 65: 42–45 percent
  • 45–64: 28–30 percent
  • Under 44: approximately 25 percent

This is in other words primarily a retirement community, but with a growing group of younger buyers (35–55 years) who have increased by around 10 percent in recent years.

The Scandinavian community

If you are Swedish, Ciudad Quesada is a good choice when it comes to community:

  • Torrevieja (15 minutes away) has one of Costa Blanca's largest Swedish communities
  • The Swedish Church in Torrevieja offers services and social activities
  • Scandinavian associations are active in the area with regular gatherings, excursions and events
  • In Quesada itself there are Nordic restaurants and bars where you can hear Swedish, Norwegian and Danish at the bar
  • Scandinavian food shops in Torrevieja carry Swedish brands

You do not live in isolation as a Scandinavian in Quesada — but daily life has a British-Spanish character rather than a distinctly Scandinavian one. If you want an entirely Swedish enclave, Torrevieja centre is closer to that experience.

What is there to do in Ciudad Quesada?

Golf — the area's greatest attraction

Ciudad Quesada is primarily a golf area. The community itself has an 18-hole golf course (La Marquesa Golf, par 72) literally within walking distance of many homes. Beyond that, there are additional golf courses within a short drive:

  • La Marquesa Golf (Ciudad Quesada): 18 holes, par 72, flat course suitable for all levels
  • Vistabella Golf: 18 holes, 5 km away
  • La Finca Golf: 18 holes, 10 km away in Algorfa
  • Villamartín Golf: 18 holes, 18 km away
  • Las Ramblas Golf: 18 holes, 22 km away

In total you have five championship courses within 25 minutes by car. Green fees range from 30 to 70 euros depending on season and course.

Restaurants and nightlife

Ciudad Quesada has an unexpectedly wide selection of restaurants for its size — an estimated 85 to 100 restaurants, bars and cafés. The range spans from British pubs and Scandinavian restaurants to authentic Spanish tapas bars, Indian food and Asian cuisine. A typical dinner costs 12 to 25 euros per person.

Popular spots and activities:

  • Rojales market: Wednesday market with fresh fruit, vegetables, cheese and local produce
  • Quesada High Street: The area's main street with a mix of restaurants, bars and shops
  • Torrevieja Saturday market: One of Costa Blanca's largest, 15 minutes away

Shopping and services

For everyday needs there is Mercadona, Lidl and Carrefour Express within Ciudad Quesada. For larger shopping you drive to Torrevieja (15 min) where the Habaneras shopping centre and a range of supermarkets are located. Pharmacies, banks, post office and other essentials are available in Quesada.

Sport and outdoor activities

In addition to golf, the area offers:

  • Hiking and cycling along the Segura river valley
  • Padel — one of Spain's most popular sports, with several padel centres nearby
  • Tennis, gym and fitness centres
  • Riding schools nearby
  • 12–15 km to the Mediterranean beaches for swimming, snorkelling and water sports

Is Ciudad Quesada suitable for retirees?

Short answer: yes — that is one of the main reasons the area exists in its current form. Over 40 percent of the population is over 65, and the entire community is adapted accordingly.

What makes it good for retirees:

  • Lower cost of living: Budget 1,000 to 1,500 euros per month for a couple with a moderate lifestyle (including health insurance, electricity bill and eating out regularly)
  • Healthcare: Hospital de Torrevieja (350+ beds) is 13 km away. Locally there are health centres, dentists and private clinics. The Spanish healthcare system (SNS) is accessible to registered residents.
  • Safe area: Ciudad Quesada has low crime rates compared to the national average
  • Flat terrain: Many areas are flat and easy to walk — no steep Mediterranean coast to struggle with
  • Social life: Associations, golf clubs, pétanque courts, communal pools and regular community events
  • Cooler evenings: Higher position means summer evenings are more bearable than on the coast

But also:

  • You need a car. Public transport is limited.
  • Healthcare in Swedish requires you to arrange your own interpreter or use a private clinic with multilingual staff.
  • Heatwaves in summer (35+ degrees) can be challenging, especially for older people. Air conditioning is a must.

What does the property market look like in 2026?

The market in Ciudad Quesada is stable and shows continued moderate growth without overheating.

Current trends:

  • Annual price increase: 3–5 percent (2025/2026) — more moderate than during 2021–2023
  • Transaction volume: Increased by 12 percent during 2025 compared to 2024
  • Time on market: 4–6 months on average for an average property
  • Cash purchases: 55–60 percent of all transactions — high proportion compared to the EU average
  • Foreign buyers: Account for 65–70 percent of all purchases
  • Rental yield: 4.5–5.5 percent gross for buy-to-let

Where is the market heading?

Forecasts point to 2–4 percent annual growth in the coming years. The market has stabilised after the stronger growth of 2021–2023 and is in a more balanced phase. For buyers this means you do not need to rush, but prices will probably not fall — the underlying demand from Northern European retirees is too strong.

New construction is limited within Quesada itself (4–6 smaller projects during 2025–2026), which keeps supply low and prices stable. Most properties sold are second-hand.

Advantages and disadvantages of Ciudad Quesada — honestly

No guide is complete without an honest picture of both advantages and shortcomings.

Advantages:

  • Significantly lower property prices than on the coast (20–30 percent cheaper)
  • Established international community with a strong Scandinavian presence
  • Excellent climate with over 2,900 hours of sunshine and mild winters
  • Golf courses within walking distance — at least five championship courses within 25 minutes
  • Quiet, safe and retiree-friendly community
  • Good range of services for a community of this size
  • More floor space for your money compared to the coast
  • Cooler summer evenings than on the beach thanks to the higher elevation
  • Good rental yield for investors (4.5–5.5 percent gross)

Disadvantages:

  • Not by the sea. The nearest beach is 12–15 km away. If you want to walk to the beach, Quesada is the wrong choice.
  • A car is essential. Public transport is limited — without a car you are stuck.
  • Summer heat. 32–35 degrees in summer, sometimes over 38. Air conditioning costs money (electricity bills of 120–160 euros/month during summer).
  • Age distribution. Over 40 percent are retirees. If you are looking for families with children and young energy, that is limited.
  • British character. The largest foreign group is British, so much of the service and entertainment offering is British rather than Spanish or Scandinavian.
  • Language and bureaucracy. Official contacts are in Spanish. The residency process requires time and patience.
  • Limited nightlife. For those seeking a lively nightclub scene, Ciudad Quesada is too quiet. Torrevieja is better.
  • Water restrictions. During dry periods there may be water rationing in summer.

How to buy property in Ciudad Quesada — step by step

  1. Get your NIE number — mandatory for all foreign buyers. Can be done through the Spanish consulate in Sweden or locally. Allow 2–4 weeks.
  2. Open a Spanish bank account — needed for taxes, electricity, water and community fees.
  3. Hire an independent solicitor — have them review contracts, check for debts and ensure everything is correct. Choose a solicitor not affiliated with the estate agent.
  4. Travel down and view — photos deceive. Visit on both weekdays and weekends. Walk around the area, have dinner at a local restaurant, observe the neighbours.
  5. Reservation agreement — normally 3,000–6,000 euros as a deposit.
  6. Contract signing (Contrato de Arras) — 10 percent of the purchase price as a deposit.
  7. Notary visit (Escritura) — official transfer, you receive the keys.
  8. Registration — the property is registered in the Registro de la Propiedad.

The whole process normally takes 2–3 months from first offer to key handover.

Ciudad Quesada compared to nearby areas

Ciudad Quesada vs. Torrevieja: Torrevieja is a city with 100,000 inhabitants and full services: hospital, shopping centres, nightclubs and a lively harbour. Quesada is quieter, cheaper and more residential. Choose Quesada if you prioritise price, peace and golf. Choose Torrevieja if you want urban life and beachside living.

Ciudad Quesada vs. Orihuela Costa: Orihuela Costa is more tourist-oriented and coastal with beaches such as Playa Flamenca and La Zenia Boulevard. Prices are higher but you live by the sea. Quesada offers larger properties for lower prices but without coastal living.

Ciudad Quesada vs. Rojales: Rojales is Ciudad Quesada's parent municipality — a small Spanish town with 6,500 inhabitants, a historic town centre and a more authentic Spanish life. Prices are similar, but Rojales has fewer international facilities. Quesada is built for foreign residents in a way that Rojales is not.

Ciudad Quesada vs. Guardamar del Segura: Guardamar is on the coast with a fine beach and pine forests. Prices are somewhat higher for beachfront properties. Choose Guardamar if the beach is your top priority, Quesada if you want more floor space, lower prices and golf.
