Orihuela Costa – Complete Guide for Swedish Buyers 2026
Everything you need to know about Orihuela Costa on Costa Blanca: areas, property prices, climate, beach life and tips for buying property in southern Spain.

Everything about La Mata near Torrevieja: 2.3 km sandy beach, nature reserve with flamingos, property prices, lifestyle and tips for those looking to buy on the Costa Blanca.
La Mata is a coastal community 5 kilometres north-east of Torrevieja on the Costa Blanca, and it is one of the most undervalued areas for Swedish property buyers in southern Alicante province. Here you get 2.3 kilometres of sandy beach without high-rise buildings, a 3,700-hectare nature reserve with flamingos right on your doorstep, and property prices that are still below the coastal average — around €2,600 to €2,750 per square metre. Unlike the more developed neighbouring areas, La Mata has retained a genuinely Spanish character with local bars, a peaceful seafront promenade and a pace that suits those seeking quality of life over nightlife. From La Mata you reach Torrevieja town centre in 10 minutes by car and Alicante Airport in 45 minutes — accessible without being in the thick of the tourist chaos.
This guide is written for those considering buying property in La Mata. I cover the area's advantages and disadvantages, current prices, the natural environment, the beach and what you practically need to know.
La Mata (officially Torre La Mata) lies along the coast in the north-eastern part of Torrevieja municipality, in Alicante province, the Valencia region. The community is nestled between the Mediterranean to the east and the Laguna de La Mata — one of two large salt lakes in the Parque Natural de las Lagunas de La Mata y Torrevieja — to the west.
Useful distances:
From Sweden there are direct flights to Alicante from Stockholm, Gothenburg and Malmö during high season, and year-round connections via SAS, Norwegian and Ryanair. This makes La Mata one of the most accessible Spanish areas for Swedish buyers.
Locally you get around by car, and there is a bus connection to Torrevieja town centre. In practice a car is a necessity if you live here permanently — public transport is limited.
Information
La Mata belongs to Torrevieja municipality but has a completely distinct identity. Locals refer to "Torrelamata" as its own community — quieter, greener and more local than the commercial Torrevieja.
Playa de La Mata is La Mata's greatest pride and the longest beach in the entire Torrevieja municipality. At 2.3 kilometres long and up to 40 metres wide, with fine golden sand, it is one of the most impressive on the Costa Blanca — without being overcrowded.
The beach is divided into three sections: Pueblo (closest to the village), Europeos (the middle section) and Dulce (furthest south). All sections have lifeguards during the summer season, showers, toilets and disabled-access ramps.
What makes the beach special:
During high season (July–August) the whole beach comes to life, but it never gets as crowded as Torrevieja's more central beaches. During low season you can walk almost alone along the entire 2.3-kilometre stretch — a luxury absent on more developed sections of the coast.
Tips
Go to the northern part of the beach (the Pueblo section) for the most authentic feel — local bars, older Spanish couples out walking, and fewer tourists. The southern section near Parque del Molino del Agua is best for nature experiences.
This is La Mata's true trump card and something that sets the area apart from almost all other coastal communities on the Costa Blanca. The Parque Natural de las Lagunas de La Mata y Torrevieja is a 3,700-hectare nature reserve encompassing two salt lakes: the Laguna de La Mata (green/blue) and the Laguna de Torrevieja (pink, due to a particular algae).
The park has well-maintained, flat walking trails suitable for all ages and fitness levels:
There are several bird hides and observation points along the trails. Here you can see one of Spain's largest flamingo colonies — hundreds of pink flamingos breeding and resting in the shallow salt lakes. In addition to flamingos there are storks, herons and a range of migratory birds depending on the season.
Entry to the park is free. There is a visitor centre (Centro de Interpretación) with maps and guides. For the best birdwatching: go early in the morning or late in the afternoon, and bring binoculars.
The nature reserve is legally protected, which means it can never be built on. For you as a buyer this means two things:
Few places on the Costa Blanca offer a combination of beach and 3,700 hectares of protected nature within walking distance.
The property market in La Mata has grown steadily in recent years, but the area is still affordable compared to many other coastal communities in Alicante province.

Obs!
Always budget 10–14 percent in additional costs on top of the purchase price. This includes transfer tax (ITP, 10 percent in the Valencia region), notary fees, land registry registration and legal fees.

This is the central question for many buyers, and the answer depends on what you prioritise.
La Mata is a quiet, low-rise coastal community where daily life revolves around the beach, the nature park and local bars. There is a small shop, pharmacy, restaurants and everything you need for everyday life — but there is no shopping centre. The population is around 1,300 registered residents, although the actual number is higher due to foreign residents who do not register formally.
The atmosphere is older, calmer and more Spanish than central Torrevieja. In the morning you see local pensioners taking their walk along the beach; in the evening people eat tapas at one of the small bars. It is not party life — it is quality of life.
Torrevieja is a city with around 100,000 residents, a wide range of shops, restaurants, healthcare (Hospital Quirón), nightclubs, supermarkets and an international community that includes thousands of Scandinavians. The Habaneras shopping centre, the Saturday market and a lively harbour mean there is always something going on.
But Torrevieja is also busier, more touristy and more densely built. The beaches are shorter and more crowded.
| Aspect | La Mata | Torrevieja | |--------|---------|------------| | Pace | Quiet, local | Lively, urban | | Beach | 2.3 km, natural | Several, shorter, more crowded | | Nature | Nature reserve on the doorstep | Salt lake, but more urban | | Services | Basic | Complete | | Prices | Slightly lower | Similar, wider range | | Nightlife | Minimal | Wide range | | Character | Spanish, authentic | International, tourist-oriented |
Information
Many buyers choose to live in La Mata for the peace and quiet and drive 10 minutes to Torrevieja when they need more comprehensive services. You get the best of both worlds without compromising.
La Mata has a mixed population of Spanish families, European retirees and a growing group of foreign buyers from the UK, Germany and Scandinavia. Population growth has increased as more people discover the area's qualities.
For Swedish buyers:
You are not isolated as a Swede in La Mata — but daily life here is more Spanish than in the large expat enclaves. That is an advantage if you want to integrate, but a disadvantage if you are looking for an entirely Swedish social circle within walking distance.
With over 300 sunny days per year and average temperatures of 18°C in winter you can use the beach almost all year round. The summer season (June–September) offers swimming in 24–26°C water, windsurfing, stand-up paddleboarding and beach volleyball. During the winter months the beach is perfect for long walks.
The nature reserve offers kilometres upon kilometres of flat, well-maintained trails. The 9.5-kilometre circuit around Laguna de La Mata is excellent for a morning walk or cycle ride. The path is wide, flat and accessible to all — including pushchairs and wheelchairs on most sections.
La Mata is one of the better places in southern Spain for birdwatching. Flamingos are the main attraction, but depending on the season you can spot over 100 bird species. The bird hides along the Laguna de La Mata are strategically placed for the best views.
La Mata has a handful of good restaurants and beach bars:
For a wider selection, drive to Torrevieja (10 min) or Guardamar del Segura (10 min north), both of which have broader dining scenes.
Torrevieja's Saturday market is one of the Costa Blanca's largest flea markets, and you can get there in under 10 minutes. Guardamar also has regular markets. La Mata itself is too small for its own large market, but the proximity to the neighbouring towns' markets more than compensates.
La Mata shares Torrevieja's excellent climate — a semi-arid Mediterranean climate that the WHO has recommended as one of the world's best for people with joint problems and rheumatism.

Obs!
The DANA phenomenon (heavy downpours) can occur in autumn, particularly September–October. It is unusual but intense when it does happen. Always check the elevation of the property you are looking at and avoid ground-floor units in low-lying areas.

La Mata vs. Torrevieja: Torrevieja has full urban services, more restaurants and a larger international community. La Mata offers a better beach, more nature and a slower pace. Choose La Mata for quality of life, Torrevieja for convenience.
La Mata vs. Guardamar del Segura: Guardamar is larger than La Mata with its own urban life, pine groves and a fine beach. Prices are similar. Guardamar suits those who want a little more services without moving to Torrevieja; La Mata is quieter and has the nature reserve.
La Mata vs. Orihuela Costa: Orihuela Costa (Playa Flamenca, La Zenia) is more international, has larger shopping centres and more golf courses. La Mata is the antithesis — local, quiet and close to nature. Prices are similar, but the character is fundamentally different.
