The municipality has just over 77,000 inhabitants of whom 37 percent are foreign-born, and consists of three distinct parts: Benalmádena Costa by the sea, Benalmádena Pueblo in the mountains, and Arroyo de la Miel linking everything together. The average property price is 3,800 to 4,300 euros per square metre (2025), an increase of around 18 percent compared with the previous year. The commuter train from Málaga airport takes 18 minutes to the station in Arroyo de la Miel. You get nine kilometres of beach, a cable car up to 769 metres altitude and a nightlife scene around Puerto Marina with no equivalent between Málaga and Marbella.

Where is Benalmádena?

Benalmádena is situated in the middle of the Costa del Sol in Málaga province, Andalusia. The municipality borders Torremolinos to the east and Fuengirola to the west, with the Sierra de Mijas as a backdrop to the north. The area is 27 square kilometres and stretches from sea level at the coast up to almost 800 metres at Monte Calamorro.

Distances worth knowing:

  • Málaga airport (AGP): 20 km, 18 minutes by commuter train or 20 minutes by car
  • Málaga city centre: 22 km, 25 minutes by car
  • Marbella centre: 40 km, 30 to 35 minutes via AP-7
  • Fuengirola: 8 km, 10 minutes by car or commuter train
  • Torremolinos: 6 km, 8 minutes by car

The Cercanías C-1 commuter train stops at Benalmádena-Arroyo de la Miel and connects the municipality directly to Málaga airport, Málaga city centre, Torremolinos and Fuengirola. Trains run every 20 to 30 minutes throughout the day. From Sweden there are direct flights to Málaga from Stockholm, Gothenburg and several other cities with SAS, Norwegian and Ryanair.

Benalmádena is one of the few municipalities on the Costa del Sol with its own commuter train station. That makes it possible to live here without a car if you choose the right location — Arroyo de la Miel has the station, supermarkets and schools within walking distance.

What are the three parts of Benalmádena?

Benalmádena consists of three clearly distinct areas offering entirely different lifestyles. That is one of the municipality's great strengths — you can choose beach, village or city life within the same municipality.

Benalmádena Costa — the coast

Benalmádena Costa is the nine-kilometre coastal strip with hotels, restaurants, beaches and Puerto Marina. Life pulses here in summer with tourists and holiday residents. There are plenty of apartment complexes with shared pools, and the range of restaurants and bars is wide. Puerto Marina is the jewel of the coast — one of the Mediterranean's most photographed marinas.

The character is international and touristy. In winter things calm down considerably, but the coast has enough year-round residents for restaurants and shops to remain open. Property prices are higher here than in Arroyo de la Miel, particularly near Puerto Marina and Parque de la Paloma.

Benalmádena Pueblo — the white village

Benalmádena Pueblo is the original village situated 241 metres above sea level, 2.7 kilometres from the coast. Whitewashed houses, narrow streets with bougainvillea and views across the entire Costa del Sol coastline. The village has a typical Andalusian character with local restaurants, a 16th-century church and a considerably calmer atmosphere than the coast.

Pueblo has fewer foreign residents than the coast and Arroyo de la Miel. It is quiet, beautiful and authentic — but a car is required for everything outside the village. The housing supply is limited, with a mix of traditional village houses, townhouses and villas with spectacular views.

Arroyo de la Miel — the everyday town

Arroyo de la Miel (literally "stream of honey") lies between the coast and the village and is the municipality's commercial and administrative centre. Most of Benalmádena's permanent residents live here. The commuter train station is here, along with supermarkets, schools, Parque de la Paloma and the entrance to the cable car.

The area has a mix of modern and traditional architecture. It is the most Spanish part of the municipality — you hear as much Spanish as English in the cafés. Arroyo de la Miel is also the cheapest area with an average price of around 2,850 euros per square metre, compared with 4,500 euros per square metre in the most expensive parts around Parque de la Paloma.

What makes Puerto Marina special?

Puerto Marina is Benalmádena's most iconic landmark and has been named "best marina in the world" on several occasions. The marina accommodates over 1,000 berths and is surrounded by Moorish-style architecture with white buildings, towers and arches that give it a character unlike any other marina on the Costa del Sol.

Around the marina you find restaurants, bars, nightclubs, shops and an aquarium (Sea Life). The nightlife around Puerto Marina is livelier than in most Costa del Sol municipalities — there are clubs and bars that stay open into the small hours, attracting a younger crowd in summer.

Properties closest to Puerto Marina are among the most expensive in the municipality. A two-bedroom apartment with marina views starts around 220,000 euros, while penthouses with terrace and sea views can cost 400,000 to 600,000 euros.

Tips

If you buy property near Puerto Marina for rental purposes, expect strong demand from June to September. A well-presented two-bedroom apartment with pool can generate 700 to 1,200 euros per week in high season. In winter demand drops considerably — do not count on year-round rentals unless the location is exceptional.

What are the beaches like in Benalmádena?

Benalmádena has nine kilometres of coastline with a variety of beaches. The sand is darker than on northern Costa del Sol — typically grey to brown, not white — but the beaches are well equipped with sun loungers, showers and chiringuitos (beach bars).

The main beaches:

  • Playa Malapesquera: 700 metres long and 50 metres wide, close to Puerto Marina. Blue Flag beach with green zones, palms and lawns providing natural shade — the only beach in Benalmádena with this. Popular with both families and young people.
  • Playa Bil-Bil: 400-metre beach in the middle of Benalmádena Costa, known for Castillo Bil-Bil — a Moorish-style castle built in the 1920s now used for exhibitions and weddings. Calm water and good for children.
  • Playa Arroyo de la Miel (Los Melilleros): 600 metres long and 40 metres wide. Blue Flag beach near central Arroyo de la Miel. Fine sand and good facilities.
  • Playa Santa Ana: Small cove beside Puerto Marina with calm water, popular for snorkelling.
  • Playa Torrevigía and Playa Carvajal: Longer beaches at the edges of the municipality, bordering Fuengirola and Torremolinos respectively.

Compared with Fuengirola's wide, continuous beach, Benalmádena's beaches are more divided into sections. This gives a more varied experience but can feel less sweeping.

What is the cable car to Monte Calamorro like?

The Teleférico de Benalmádena opened in 2003 and takes you on a 15-minute journey in four-person gondolas from Arroyo de la Miel up to Monte Calamorro at 769 metres altitude. It is the highest point along the entire Málaga coast.

From the summit you have panoramic views across the entire Costa del Sol, the Sierra Nevada (snow-covered in winter), the Guadalhorce valley and on clear days all the way to Gibraltar and the North African coast. At the top there is a restaurant, walking trails and daily birds of prey displays.

The entrance to the cable car is opposite the former Tivoli World in Arroyo de la Miel, near the commuter train station. Tickets cost around 12 euros for adults (2025). It is one of the Costa del Sol's most popular attractions with over 300,000 visitors per year.

How much does property cost in Benalmádena?

The Benalmádena property market has seen a sharp rise. The average price was around 3,900 euros per square metre in mid-2025 and had risen to around 4,280 euros per square metre by the end of the year — an increase of 18 percent on an annual basis. Apartments are the most expensive property type with an average of 4,000 euros per square metre, while villas are lower at around 3,300 euros per square metre.

Benalmádena is in the middle tier — more expensive than Torremolinos but cheaper than Marbella. Compared with Fuengirola the prices are similar, but Benalmádena has a greater spread between the cheapest (Arroyo de la Miel) and most expensive (Puerto Marina area) locations.

What is the climate like in Benalmádena?

Benalmádena has a typical Mediterranean climate with warm, dry summers and mild winters. The average annual temperature is 17.4 degrees. The municipality records an average of around 2,900 sunshine hours per year and annual rainfall is 434 millimetres — most of it falling between October and February.

Temperatures through the year:

  • Winter (December–February): 9–17 degrees during the day, rarely below 6 degrees at night. Sunny days with cool evenings — a fleece jumper is enough most days.
  • Spring (March–May): 14–22 degrees. Pleasant weather with flowering bougainvillea and relatively few tourists.
  • Summer (June–August): 22–31 degrees. July and August can bring heat waves with 35+ degrees, but sea breezes moderate the experience at the coast. Pueblo and Arroyo de la Miel are a few degrees cooler.
  • Autumn (September–November): 15–27 degrees. September is still effectively summer. The rainy season begins in November.

Sea temperature varies from 15 degrees in February to 24 degrees in August, making swimming comfortable from June to October.

Who lives in Benalmádena?

Benalmádena has 77,654 registered inhabitants (2024), making the municipality one of the most populous on the Costa del Sol. Of these, 37 percent are foreign-born — one of the highest proportions in all of Spain. Over 120 nationalities are represented.

The largest foreign groups:

  • Argentinians: Almost 5,000 residents (6 percent of the total population)
  • British: Around 3,400 residents (4.4 percent)
  • Moroccans: Around 2,800 residents (3.6 percent)
  • Nordic countries combined: Around 3 percent
  • Romanians: Around 2 percent

Benalmádena has an unusually large Argentinian community compared with other Costa del Sol municipalities. The British group is large but proportionally smaller than in for example Fuengirola or Mijas. The Nordic community is not as concentrated as in Fuengirola, but Swedish and Scandinavian associations exist in the surrounding area.

It is worth noting that the municipality estimates around 7,500 foreign residents are not registered (empadronados), meaning the actual population likely exceeds 85,000.

What attractions are there beyond beach and marina?

Europe's largest Buddhist stupa

The Benalmádena Stupa was inaugurated in 2003 and at 33 metres high is the largest stupa in the western world. It is located in Benalmádena Pueblo with views over the coast and contains a 100-square-metre meditation hall with murals depicting the life of the Buddha. Free admission.

Tivoli World

Tivoli World opened in 1972 and for decades was the most popular amusement park on the Costa del Sol. The park closed in 2020 due to financial difficulties, but a renovation worth 200 million euros is under way with plans to reopen. The location in the middle of Arroyo de la Miel, opposite the cable car entrance, makes it a strategic area to watch for future property values.

Sea Life Benalmádena

Aquarium at Puerto Marina with sharks, turtles, octopuses and interactive exhibitions. Popular with families, particularly on rainy days (of which there are few).

Parque de la Paloma

A 200,000 square metre park in Arroyo de la Miel with lakes, playgrounds, free-roaming birds and rabbits. It is Benalmádena's green lung and one of the best urban parks on the entire Costa del Sol. Properties around the park are among the most expensive in the municipality.

Castillo de Colomares

Miniature castle built between 1987 and 1994 in homage to Columbus. It is the world's largest monument dedicated to Christopher Columbus and combines Gothic, Byzantine, Romanesque and Moorish architecture. Located in Benalmádena Pueblo.

How does Benalmádena differ from Fuengirola and Torremolinos?

Benalmádena vs Fuengirola: Fuengirola has a more distinctly Spanish urban character with 80,000 inhabitants, an 8-kilometre continuous beach, more restaurants and a larger Scandinavian community. Benalmádena offers more variety with three distinct parts, Puerto Marina and more tourist attractions. Choose Fuengirola if you want city life with a Spanish pulse. Choose Benalmádena if you want variety and a marina atmosphere.

Benalmádena vs Torremolinos: Torremolinos is cheaper, more centrally located (closer to Málaga) and has a livelier nightlife and LGBTQ+-friendly profile. Benalmádena is calmer, more family-friendly and has better attractions for children. Torremolinos has an average price of 3,200 to 3,600 euros per square metre — around 10 to 15 percent cheaper. Choose Torremolinos if you want to be close to Málaga and city life. Choose Benalmádena if you want a marina, cable car and more varied lifestyle.

Benalmádena vs Marbella: Marbella offers the luxury, the international jet-set life and the prices that come with it — average price over 5,000 euros per square metre. Benalmádena gives you a complete coastal experience at considerably lower prices, but without Marbella's exclusive restaurants, designer shops and golf clubs.
