New build villa in Benissa

In Benissa, a new-build villa designed to respond to its sloping site rather than impose upon it. The structure moves down the natural gradient in a series of concrete platforms and wooden pergolas, creating distinct living spaces that feel both grounded and open. Access comes through an entrance hall with panoramic views; from there you descend to the first level, where the master bedroom sits with its own dressing room, bathroom and terrace. A further platform holds an ensuite bedroom designed for privacy.

Below that, a third platform contains three more spacious ensuite bedrooms, each with its own terrace. The day area occupies the lowest level: a living-dining room and a kitchen, separated by a sliding door that can be fully opened to create one fluid space. Four sliding panels connect this interior directly to the outside, letting in the breeze and the views. In the basement, a generous leisure area includes a games room, a TV and bar space, and a gym. Light enters through openings in the swimming pool above, filtered by the water.

Finishes throughout are carefully considered: underfloor heating and ducted air conditioning with independent thermostats in each room, home automation controlling blinds and lighting, and JUNG electrical fittings. The kitchen features French oak cabinetry, a porcelain stoneware countertop by LIVING CERAMICS, and fully integrated Miele appliances. Bathroom fittings are from ROCA, HANSGROHE and GEBERIT. Outside, an infinity pool is bordered by glass balustrades, and the landscaped garden includes an irrigation system and paved access. Technical controls include a ten-year structural insurance policy and quality certification from accredited laboratories.

Benissa itself offers a balanced coastal life: a medieval old town with cobbled streets and stone churches, four kilometres of rocky coves such as Cala Advocat and Cala Fustera, and inland hiking and cycling routes with Mediterranean views. The local cuisine—arroz a banda, dried octopus—is a quiet draw.
